Winterizing Package

After many years owning homes in the mountains and managing homes remotely, we are able to shut down a home and ready it for the worst that mother nature can throw.

  • Shut down water from the meter or preferred shut off 
  • All water supply lines cleared and valves cycled 
  • Appliances shut down: water heater, dishwasher, garbage disposal, clothes washer unhooked
  • Shut down of unnecessary electrical circuits (depending on preference of owner)
  • Note pest/air openings
  • Non essential gas appliances valves shut down. Gas lines at tank or meter shut down unless leaving on for heating appliances
  • Antifreeze: all P traps for sinks, laundry, showers, toilets (top tank empty and dry), clothes washing machine


De-Winterizing Package

When you get to your home in the mountains, you want to be able to unpack, unwind, and unplug. The last thing you want to be doing is yelling at your kids through the house about where the water noise is coming from. We can show up before your stay and get your home all ready for you to stay.

  • We spend a good deal of time making sure that your home is back up and running smoothly.
  • Check for visible damage prior to restarting
  • Shut all open valves, charge water lines, test and run all appliances.
  • Check, flush, clear, clean, refresh, de-spider and ready the toilets for your tushies 
  • Test alarms/detectors
  • Appliance restart: dishwasher, washing machine, 
  • Garbage disposal tested and oiled 
  • Water heater filled and power turned on, power supply tested
  • Light pilots and test gas appliances to the best of ability 
  • Reset washing machine and check dryer vent for obstructions

  • Our standard turn over service will have your home fresh and ready. All linens changed and the home feeling fresh. Laundry to be returned after the guest stay
  • Home Optimization Audit
  • Depending on your home use, things go missing or need replaced. Once you have an audit completed, we can figure out the things you need and what you need to throw away. Over many years of making short term rental guests happy, we have figured out the things you need or don’t need. We comb through your kitchen and bathrooms to create an itemized list of items you have or need to replace. Once we know what we need, we can work on bringing your home back to where it needs to be.
  • Thermal Imaging Energy Audit
  • I take my handy dandy Thermal Imaging camera around your home and give a detailed report of energy loss seen through photos of your homes key energy loss points. We can then assess the level of repairs needed to reduce your energy costs.
  • Home Shut Down Audit
  • We go through your home and figure out the best way to optimize and ease the shut down process. We write up your shut down procedure for you or your future guests to follow after future stays. Basically making it as easy as possible to shut your home down or offering better options to make it easier.
  • Safety and Security Audit
  • Many years in short term rentals and restoring homes have given us a unique perspective on home safety and security. Not to mention Brian having been a career fire fighter in Charleston, SC and safety manager for a Las Vegas Hotel and casino. We will give specific recommendations to improve your ability to manage your home remotely. We have and recommend door locks, camera systems, lockboxes, lighting changes, and any other smart system you can imagine.
